Guide 02 · House Hunting Trip
The House Hunting Trip is a sprint. Here's how you win it.
Five to seven days to find a home in a city you may not know. The families who succeed don't wing it on the ground — they land with a plan. This is that plan.
Before you fly: the work that wins the trip
By the time you land, we should already know the contenders. Here's what we do in the two to three weeks before your HHT:
- Lock your search criteria — base, commute ceiling, beds/baths, budget against your funding picture.
- Pre-tour by video. I walk homes for you on camera so you arrive already knowing the layouts, not discovering them.
- Build a ranked shortlist so day one is viewings, not orientation.
- Line up the supporting cast — inspector and lawyer on the supplier list, ready to move fast.
This is the whole game. Every day you spend "getting to know the city" on the ground is a viewing day you don't get back. We do that part before you board the plane.
Your day-by-day HHT plan
- Day 1 — orient & tour. Drive your shortlist neighbourhoods, view your top homes, calibrate against reality.
- Days 2–3 — second viewings & new listings. Anything fresh on the market gets slotted in; we narrow to real contenders.
- Day 4 — decision & offer. Offer on your pick with the comparable sales the program needs to substantiate price.
- Days 5–7 — inspection & buffer. Inspection, conditions, and breathing room for the unexpected.
Writing the offer
A relocation offer carries paperwork a standard sale doesn't — the comparable sales, the substantiating documents, the portal uploads. Handled correctly, your file stays clean and your timeline holds. Handled by someone learning on the job, it doesn't.
After the trip
If we don't land the one on your HHT — it happens in tight markets — we keep going remotely. Video tours, virtual offers, and a lawyer who can close while you're finishing your current posting. You're never doing this alone.
