If you're deciding between Greely and Manotick, you've already narrowed your Ottawa home search down to two pretty special communities.
They're both south of Ottawa. Only about ten minutes apart. Both offer beautiful homes, space, and a quieter lifestyle than you'll find closer to downtown.
But living in them feels completely different.
Greely is about space, privacy, and the country-estate lifestyle. Manotick gives you village character, the Rideau River, and more amenities right outside your door.

Both Greely and Manotick are located south of central Ottawa with access to the city's major employment areas, airport, and highway network via the 416 and 417.
Commuting downtown? You're generally looking at 30 to 40 minutes from both communities, depending on traffic, construction, weather, and your exact starting point.
Ottawa International Airport is convenient from both — under 20 minutes for most residents.
For DND members, commuting to NDHQ Carling Campus or NDHQ Downtown is certainly possible from either community — but you're trading a longer commute for the lifestyle and space these communities provide. Members posting to NDHQ Carling Campus specifically should factor in the crosstown distance — it's manageable, but longer than Barrhaven or Riverside South.
Manotick edges Greely here for feeling more connected to the rest of Ottawa — but Greely's relative separation is exactly why many people love it.

Manotick feels like a small town within Ottawa — and it's managed to retain that identity despite the city growing around it.
Walk Main Street, grab a coffee, browse the shops, have dinner, stroll along the Rideau River. Watson's Mill, community events, waterfront life in summer, skating on the Rideau in January. There's history here and a community identity that took decades to build and can't be manufactured in a new subdivision.
For buyers who want a quieter lifestyle without feeling disconnected from everything — Manotick is a compelling middle ground.
Greely is about getting away from it all. Large properties. Trees. Privacy. Pools. Workshops. Space for the kids. Room between you and your neighbours that actually feels like room.
You don't move to Greely because you want to walk downstairs and grab a latte. You move there because you don't want to see what your neighbour is having for dinner through their kitchen window. 😂
For buyers who've spent years in conventional subdivisions and want to feel like they've genuinely arrived somewhere different — Greely delivers in a way almost nothing else in Ottawa can.

Homes in Manotick: The housing stock is diverse — older character homes, luxury custom properties, Rideau River waterfront homes, and newer subdivisions. Two streets in Manotick can feel completely different. Rideau River waterfront properties are in their own category, trading between $1 million and $2.5 million+. Village core homes range from $700,000 to well over $1 million depending on condition, size, and river proximity.
Homes in Greely: Large custom homes on oversized lots are the norm. One-acre properties aren't unusual — they're standard. Standard residential lots in established Greely streets run approximately $550,000 to $750,000 for detached homes. Acreage properties — hobby farms to custom rural builds — range from around $400,000 for rural lots to $800,000+ for newer custom homes on larger parcels.
According to Ottawa market data, the average Greely home is currently selling for over $1.1 million given the lot sizes and custom nature of the properties involved. Ottawa's overall average sale price as of June 2026 is $733,648 — both communities sit well above that benchmark.

This one goes to Manotick pretty comfortably.
Manotick has restaurants, cafés, boutiques, grocery options, and local businesses right in the village — and that's a meaningful part of the lifestyle you're buying into. Weekend mornings on Main Street are genuinely enjoyable.
Greely has everyday services nearby but for more selection you're heading toward Riverside South, Barrhaven, or Findlay Creek. That's not a dealbreaker — it's just the tradeoff for the space you get in return.

Both communities deliver here — and this is where it's genuinely hard to call.
Manotick has the obvious advantage of the Rideau River: boating, kayaking, waterfront walking, and some of the most beautiful scenery in the Ottawa area. Watson's Mill and the surrounding trails are a genuine asset.
Greely gives you something different — room. For many homeowners, the property itself becomes the recreational space. Pool, backyard skating rink, workshop, garden, or simply enough grass for the kids to disappear into for an afternoon. Golf courses and outdoor trails are accessible from both.

Both Greely and Manotick are served by Ottawa's four major school boards — Ottawa-Carleton District School Board (OCDSB), Ottawa Catholic School Board (OCSB), CEPEO (French public), and CECCE (French Catholic). French Immersion programs are available in both communities depending on the address and program.
Both communities work well for families across all boards. If French-language education is your primary priority, Orléans has the deepest francophone school infrastructure in Ottawa's suburbs — but both Greely and Manotick serve English-speaking families well.
One thing I always tell buyers: never assume your child will attend a specific school simply because it's nearby. School boundaries and program availability change. Always verify the designated school for the specific address with the appropriate school board before you buy.

If you're posted to NDHQ Carling Campus or NDHQ Downtown, both Greely and Manotick are viable options — but neither offers the shortest commute in Ottawa. Communities like Barrhaven, Kanata, or Riverside South may make more sense if commute time is your top priority.
But if you're willing to trade some time in the car for a larger property, more privacy, the Manotick village lifestyle, or the Greely country feel — both communities deserve serious consideration. That's a tradeoff each family needs to make for themselves.
The math I always run: saving 30 minutes each way, five days a week, fifty weeks a year is 250 hours — birthdays, hockey practices, evenings home. Know what you're trading before you sign.
Put Greely near the top of your list if you're looking for space, privacy, larger lots, and a quieter lifestyle. It's particularly appealing to buyers who want a country-estate feeling while remaining within the City of Ottawa.
Greely suits families who value room between themselves and their neighbours, space for a pool or workshop, and a pace of life that genuinely feels removed from the city — while still being a manageable distance from it.
Manotick makes a lot of sense if you want character, community, convenience, and the Rideau River. You get a genuine village atmosphere and access to shops, restaurants, and services while still being close to Ottawa.
