Best Ottawa Neighbourhoods for CAF Postings in 2026: By Base, Commute, and Family Needs

Ottawa is a big city. The wrong neighbourhood relative to your base isn't just inconvenient — it's 300+ hours a year of your life sitting in traffic. Here's what we actually recommend, and why.

Ottawa has several major DND employment locations and the commute experience is completely different depending on which one you're headed to. Here's what we actually recommend — and why.

First: confirm your actual DND work location. Ottawa has multiple military and DND workplaces across the NCR. Use the interactive DND locations map before comparing commute times.

DND Carling (Carling Avenue & Moodie Drive) — Ottawa's Largest DND Campus

DND Carling is in Ottawa's west end, near the intersection of Carling Avenue and Moodie Drive. Over 8,500 DND employees work on this campus. If you're posting here, you want to be west of the city — not fighting crosstown traffic from Orleans or the south end.

Kanata / Bridlewood — My personal pick for most DND Carling postings. I lived in Kanata Lakes and Bridlewood myself, so I know these streets from the inside. Bridlewood in particular offers walkable schools — both Catholic and public options within walking distance in many parts of the neighbourhood. Mature trees, established community, and a 15 to 20 minute commute to Carling on a good morning. Budget range: $600,000 to $900,000+ depending on property type and pocket.

Kanata Lakes — Prestige end of Kanata. Bigger homes, wider streets, executive feel. Budget $850,000 and up for detached.

Morgan's Grant / Arcadia — Mid-range Kanata, newer builds, good access to the Transitway and tech park. Budget $650,000 to $800,000.

Stittsville — Slightly further west than Kanata, but popular with families who want newer construction and a quieter community feel. Main Street Stittsville still has that village character. Budget $650,000 to $850,000 for detached.

What I tell DND Carling families: Test your commute on a Tuesday morning between 7:30 and 8:30am. March Road and Hazeldean can be rough. Know that before you fall in love with a listing.

CFS Leitrim (South End Ottawa)

CFS Leitrim is home to CFIOG HQ, CFNOC, and the Leitrim Signals Intelligence Operations Centre. It sits in Ottawa's south end, near Findlay Creek.

Riverside South — My top recommendation for Leitrim postings in 2026. The Limebank O-Train station opened January 2025 and connects residents to downtown without touching the Queensway — a major advantage if your spouse commutes downtown. The Rideau River pathway system runs through the neighbourhood. Newer homes throughout. Budget $575,000 to $850,000 depending on property type.

Findlay Creek — One of the closest major residential communities to CFS Leitrim, with newer construction, parks, schools, everyday amenities and convenient airport access. Read the complete Findlay Creek neighbourhood guide →

Barrhaven — Slightly further from Leitrim than Riverside South or Findlay Creek, but offers the most complete amenity package of any Ottawa suburb. Costco, Chapman Mills, restaurants, gyms, medical — everything within 10 minutes. Budget $650,000 to $850,000 for detached.

Riverside South and Findlay Creek are both strong south-end choices, but they solve the posting differently. What I tell Leitrim families: If you or your spouse is commuting downtown daily, go to Limebank Station before you decide on a neighbourhood. Stand on that platform and look at the run time. It changes the conversation every single time.

NDHQ / Downtown Ottawa Postings

If you're working downtown — Laurier Ave, the Pearson Building, or any of the federal campus locations in the core — you have more neighbourhood flexibility than Carling or Leitrim postings.

Orléans — Ottawa's east end. Established, bilingual community with strong French school options, Ottawa River access, Petrie Island in the summer. If your family values the bilingual environment or you're working on the east side of downtown, Orléans is hard to argue with. Budget $600,000 to $800,000 for detached.

Barrhaven — Southwest. Excellent for families who want newer construction and full amenities. The commute downtown by car is 30 to 40 minutes depending on where you are in Barrhaven. Budget $650,000 to $850,000.

Kanata — West end. Good O-Train and Transitway access for downtown commuters who don't mind a longer ride. Budget $600,000 to $900,000.

Nepean / Merivale — Central south of the city. Good access to downtown, established housing, often more affordable than Kanata or Barrhaven. Budget $550,000 to $750,000.

What I tell downtown families: Don't buy based on the Saturday afternoon drive time. Test your route at 8am on a Tuesday. Ottawa traffic patterns are very commute-direction dependent.

Uplands / Airport Area Postings

South Keys / Hunt Club — Very close to Uplands and the airport. Established neighbourhood, decent schools, good access to Bank Street commercial corridor. Budget $500,000 to $750,000.

Blossom Park — Adjacent to the airport, diverse community, mix of older and newer housing. Affordable entry point. Budget $450,000 to $650,000.

Riverside South — Slightly further but worth consideration if you want newer construction and the Limebank O-Train for a spouse commuting downtown.
